Communal Urban Rack
A combination of strategies to balance public and private outcomes, funding methods and ownership types utilised as a Community Housing Model with extended use and ownership model beyond rented residential accommodation.
Land
Separate ownership of land from use of land.
Sites include government, corporate, individual or institutional ownership.
Long term leasing of the land providing guaranteed returns over the long term by eliminating the direct short term cost of land from the individual members of the Community Building Group.
The Rack
Community Building Group (CBG) utilising a board comprising of industry, governmental and communal member organisations to balance the commercial and social outcomes of the scheme.
The CBG to undertake construction of the structural frame, base building services, access and communal facilities within each site.
The CBG to manage the selection, rack space leasing costs and management of the entire building.
Modules
Individual occupiers can purchase individual modules.
Multiple modules could be utilised subject to allocation by CBG.
The use and internal design of the modules would be at the discretion of the individual purchaser.
The external facade of each module would utilise a standardised palette of materials and methods and available to the individual purchaser.
